When the initial buildout was completed, a portion of the space was left un-improved, and BorgWarner now had a need to use that space due to growth. However, no remaining allowance was available so any buildout would be at the cost of BorgWarner.
Advocate approached ownership on BorgWarner's behalf with an early restructure of the lease. BorgWarner's lease rate was reset to current market rates and an allowance sufficient to complete the improvements was procured as part of the early restructure.
